Every week I receive calls from people asking where to find motivated sellers, how to find more deals, where they should be marketing. Those are fair questions. But after more than three decades of investing, mentoring, and coaching investors across the country, I’ve discovered something surprising: finding deals has never been the biggest problem.
The real problem is that most investors never learn how to transform one opportunity into long-term wealth. They become deal collectors instead of wealth builders. There’s a tremendous difference.
“Finding deals has never been the biggest problem.”
Many investors are trapped in a loop that looks something like this: find a deal, make some money, spend the money, go find another deal, repeat. Month after month. Year after year. The result? They’re constantly working, constantly marketing, constantly negotiating — but never truly getting ahead. They’ve created another job for themselves instead of creating a business.
If you’re closing deals but not building wealth, the fix usually isn’t your market — it’s your structure. Let’s look at your next deal together.
If you’ve ever attended one of my live events, you’ve probably seen me holding a Monopoly board. People smile. Some laugh. Then I explain why. I don’t use the board because I’m teaching a game — I use it because it illustrates one of the greatest wealth-building lessons ever created.
In Monopoly, no one wins simply by owning one property. Players win because they acquire assets, improve those assets, increase cash flow, create additional income, keep reinvesting, and build an entire economic system. Sound familiar? That’s exactly how real wealth is created in real life — except instead of plastic houses and paper money, we’re using real properties, real financing, real cash flow, and real systems.

That’s why I often tell my students: we’re not playing Monopoly. We’re playing Monopoly in Real Life™.
“We’re not playing Monopoly. We’re playing Monopoly in Real Life™.”
Most investors ask, “How do I buy this house?” I ask a different question: “How many ways can this one property produce income?” That single shift changes everything. Instead of looking for one exit strategy, we begin designing multiple exits before we ever make an offer. That’s where wealth begins.
Same property. Different strategy. Different outcome. That’s why I teach students not to fall in love with one strategy. I teach them to become opportunity-driven.
One property produces rent. Another creates monthly notes. Another generates option consideration. Another builds equity. Another provides depreciation and tax advantages. Another funds your retirement. Soon your properties begin supporting one another. You’re no longer depending on one paycheck, one transaction, or one employer — you’ve created your own economy.

Successful investors don’t ask, “How much money can I make on this deal?” Instead they ask:
Those questions produce completely different results.
I’ve watched talented people struggle for years because they focus on the wrong things — thousands on marketing, hundreds of hours looking for deals, months analyzing properties. Yet they never spend time developing:
In other words — they never build the machine.
When I founded HouseWay2Wealth, it wasn’t to teach people how to buy houses — there are plenty of people doing that. My mission was different. I wanted to teach people how to build wealth: not by luck, not by timing, but through education, structure, discipline, and proven systems. I want investors to stop thinking transactionally and start thinking strategically. Because wealth isn’t built one closing at a time. It’s built one system at a time.
“The goal isn’t to own more properties. The goal is to build a life where your properties work harder than you do.”
